A strong facilities management contract in Dubai clearly defines scope, service levels, compliance, pricing and reporting — so both sides know exactly what's covered. Use this checklist before you sign.
Scope of work
List every service included (cleaning, HVAC, maintenance, pest control, etc.), the frequency, and what's explicitly excluded. Ambiguous scope is the most common source of disputes.
Service levels (SLAs)
Define response times for routine and emergency issues, quality standards, and how performance is measured. Contracted clients should expect defined emergency response.
Compliance
Confirm the provider is DED-licensed and VAT-registered, issues compliant tax invoices, and that staff are trained and background-verified.
Pricing and term
Check whether pricing is fixed or variable, what triggers extra charges, the contract term, and renewal/exit terms. Prefer transparent, itemised pricing.
Reporting
Agree on regular reports and satisfaction reviews so quality stays high and improving over time.
